More expansion eyed at Timber Glen Subdivision in Wilmington

WILMINGTON — For the second time in a month, the Wilmington City Planning Commission has approved preliminary plans to expand the Timber Glen residential subdivision.

This most recent proposed new section has 22 single-family lots on 14.2 total acres, including 3.9 acres of open green space in the layout. Timber Glen is located off Truesdell Street (SR 730), where its stone-signs entrance is just east of Holmes Elementary.

This additional section is, formally speaking, Timber Glen Subdivision Phase 5, Section 3. It can be said to occupy a middle piece of the entire Timber Glen development vision — a vision that also encompasses a Phase 6. The preliminary layout for Phase 6 was approved in April by the City Planning Commission.

The proposed 14.2-acres section presented and approved this week sits south of Hickory Trail and east of Timber Glen Drive.

The plans for this new section shows street connectivity to Phase 6, and of course to the existing subdivision.

City Planning Commission member David Hockaday asked Clinton County Regional Planning Commission Executive Director Taylor Stuckert whether the green-space maintenance issue had been addressed “as we did with the previous developer” in April for Phase 6.

Stuckert replied that prior to approval of the final plat (plans or map) of the proposed added section, there will have to be “HOA [Home Owners Association] documents in order and established.”

HOA documents often spell out the maintenance responsibility for the common areas of a residential development.

The owners and developers of the 14.2-acres section are Janet Gick Matrka and Thomas Paul Matrka. McCarty Associates LLC prepared the preliminary plat of Timber Glen Subdivision Phase 5, Section 3.

As previously reported, Timber Glen’s Phase 6 has 229 single-family lots on 74 total acres, including 12.5 acres of open space.

The Phase 6 land owner is Hunters Properties LLC (Joseph H. Sodini) of the Wilmington area, and the developer is JA Development LLC out of West Chester.
